Blackwattle Bay milestone: Preferred developer announced
Mirvac has been announced as the preferred developer to renew the existing Sydney Fish Market site at Blackwattle Bay.
This is a pivotal, once-in-a-generation milestone that moves the precinct forward to deliver the community benefits long been promised.
What this means for you

Community benefits will be delivered first, before the first residents move in. This includes a new boardwalk between Sydney Fish Market and Bank Street Park, a missing link in the 15km Harbour Walk, and a 30-metre-wide public foreshore promenade.

The project will deliver around 1,400 new homes, including residences and student accommodation, with a significant financial contribution enabling around 100 new affordable homes to be delivered by the City of Sydney.

The renewal will also feature new commercial and retail spaces, complimenting the new Sydney Fish Market.

Over 50% of the site will be accessible to the public with ambitions for an ‘outdoor living room’ for the community.
Blackwattle Bay is ideally located within 1km of the CBD, close to jobs, public spaces and transport. The precinct will be well-serviced by existing and new infrastructure, including light rail, ferry, and the future Pyrmont Metro Station.
Sustainability is at the heart of the renewal, with a 6-Star Green Star Communities rating, 5-Star Green Star Building rating, and a partnership with the Sydney Institute of Marine Science to deliver living seawalls and target net zero carbon by 2030.
What’s next
The Sydney Fish Market will move into its new home in January 2026, after which planning approvals and demolition of the existing building will commence. Parts of the existing building will be adaptively re-used in the new precinct, embedding the site’s material history in its future.
The project is expected to be delivered over multiple stages, with works on site expected to commence in 2027 and completion expected in 2033, subject to planning and development approvals. First settlements on the housing component are expected in 2030.
Work is already underway on Bank Street Park, a new 1.1 hectare park around the Anzac Bridge, delivered in partnership with BESIX Watpac.

The precinct is designed for active and public transport, with ambitious targets for walking, cycling, and public transport use, and limited parking in line with City of Sydney requirements.
Located within 1km walk of the Sydney CBD, the precinct is connected by 3 light rail stations, an existing ferry, buses, and active transport networks. A new ferry stop is coming to the Sydney Fish Market and the Metro at Pyrmont will be a short 5-minute walk.
How tall will the buildings be?
New buildings will range from 3 to 35 storeys in height. The average height of the buildings across the precinct is similar to the height of the Pyrmont Jackson Landing development. The Blackwattle Bay Precinct was rezoned in 2022 and can be viewed on the Major Project Portal.
