Proposed change to land-use mix on existing Sydney Fish Market site
With a focus on housing supply, a change to the land use controls is proposed so the Government-owned land has the flexibility to provide more homes, without changing the building heights or gross floor area. The change proposes to remove the minimum amount of non-residential floor space that is required to be provided on the existing Sydney Fish Market site, enabling a mix of residential and non-residential floor space to be provided. The precinct will continue to include commercial, and retail uses to support employment and a vibrant mix of activity.
The proposed change in the land use mix applies only to the existing Sydney Fish Market site and does not increase the total gross floor area or building heights approved as part of the State Significant Precinct rezoning, that was approved in December 2022.
A number of supporting studies have been undertaken to demonstrate that the proposed change will not have any significant environmental impacts. Social infrastructure to meet the needs of the existing and future population will continue to be provided and any traffic impacts will be minimal. A copy of the supporting studies can be viewed on the Planning Portal website.
All future development on the site will be subject to a detailed development application process, which will include assessment of the potential environmental impacts and the planning requirements of the Blackwattle Bay Design Guidelines. There will also be community consultation as part of that development application process.
The Department of Planning, Housing and Infrastructure has placed the proposal on public exhibition for feedback until 30 January 2025.
