Proposed land-use amendment
To ensure the Blackwattle Bay Precinct serves the community, a change to the planning controls is being sought to enable a more flexible land-use mix that responds to the need for more homes in a well-connected, high-amenity location, without changing building envelopes.
The Blackwattle Bay State Significant Precinct, encompassing 10.4 hectares from the Anzac Bridge to the new Sydney Fish Market, was rezoned in December 2022. The land-use controls were to have about 50 per cent commercial/retail and 50 per cent residential land use mix.
With a focus on housing, we’re seeking an amendment to the planning controls, allowing for flexibility in the planning controls, and allow up to 70 per cent residential, within the existing building envelope.
The Department of Planning, Housing and Infrastructure will be inviting community feedback as part of the planning application.
