About the renewal
Covering 3.6ha, the old Sydney Fish Market site will be redeveloped to deliver new homes, unlock economic and social opportunities, and create thousands of jobs. Waterside parks and promenades will connect the precinct to the new Sydney Fish Market, Barangaroo, the Opera House and beyond—supporting a vibrant, 24-hour community.
In December 2024 an open and competitive Expressions of Interest (EOI) process started. The following developers were shortlisted:
- Lendlease Development Pty Ltd
- Mirvac Office Developments Pty Ltd
- Stockland Urban Development Sub 2C Pty Ltd
On 9 December 2025, Mirvac was announced as the preferred developer to partner with Infrastructure NSW and renew the old Sydney Fish Market.
Open for living
Delivering up to 136,423sqm of gross floor area zoned for mixed-use development, the site will bring residents back to Blackwattle Bay for the first time in over 100 years.
Open for opportunity
A thriving 24-hour economy will be supported by workers and visitors as well as residents. Retail and commercial space is envisioned across the site, and is likely to include stores, cafés, restaurants and attractions, as well as office spaces.
Open for all
Over half the site is intended for waterfront urban parks, walkways and gathering places. This will include the final piece in a 15km Harbour Walk linking the precinct to Barangaroo and the Opera House, intended to establish the site as a major new Sydney attraction.
Open for connection
Part of Sydney’s expanding Central Business District, the site and precinct are connected to multiple modes of public and active transport - ferry, light rail, bus, cycle and walking routes. New transport is coming with the new Pyrmont Metro Station opening in 2032, and a ferry to Sydney Fish Market starting construction in 2026.
What's next?
Mirvac has recently been announced as the preferred developer to renew the old Sydney Fish Market. A number of State Significant Development Applications will be prepared to seek planning approval for the development on site. Community and stakeholder consultation will be undertaken in due course.
The project is expected to be delivered over multiple stages, with early works on site expected to commence in 2027, works on the housing component expected in 2028, and completion expected in 2033. First settlements on the housing component are expected in 2030, subject to planning approvals.
